What Airbnb property management actually covers

The phrase names no legal status and no platform role. Three things make it readable: the task perimeter, the account permission and the money.

Two providers both call themselves property managers, quote the same rate, and deliver two different jobs. One spends two hours a week inside the home and never touches your account. The other sets your prices, collects your rent, and pays you a balance. The word is the same, the trade is not. It names neither a legal status nor a role the platform defines.

What the platform actually knows

Airbnb has no property management section. The help centre describes a single delegation feature, the co-host: someone invited to join the listing to help the listing owner. They can help manage the listing, answer enquiries, and message guests.

A management company working on your account therefore sits in that seat. It is a vocabulary point with a practical consequence: what the company can do without you is set by the permission level you grant, not by the quote. The listing owner can add a co-host. A co-host with full access can do the same. A narrower access is limited to the calendar and messaging.

The quote and the permission never line up exactly. A contract can promise price management while the granted permission does not open it. The reverse happens too: full access handed to a provider whose contract stops at cleaning. The two documents are read side by side, not one after the other.

The five families of tasks

A useful definition lives in what gets done, day after day. Five families cover most of the operation. No management company delivers all five, and the box left empty is what defines the offer.

FamilyWhat it coversWhat happens when it is out of scope
Cleaning and linenturnover, laundry, consumablesyou coordinate a third party between two stays
Arrivals and departureskeys, condition checks, late arrivals, late checkoutsyou stay reachable on slots the train timetable dictates
Guest messagingquestions before booking, during the stay, afteryou answer, evenings and weekends included
Maintenancesmall repairs, tradespeople, stockevery incident becomes a call for you
Listing and pricingphotos, copy, calendar, ratesoccupancy stays your job

These five lines do not sell for the same price because they do not cost the same. Cleaning is scheduled, maintenance is insured, messaging is not scheduled at all. It is the one family that arrives at any hour without warning and the one that most often drops out of a quote without anyone noticing before the first stay.

The line nobody prints

Here is the line that definition pages leave undrawn. A company that only cleans and hands over keys is selling an ordinary service. A company that markets the home and collects money on your behalf is carrying out a regulated activity in France.

The French law of 2 January 1970 applies to people who habitually assist with operations on property belonging to others. Its first article expressly covers the rental or sublet, seasonal or not, furnished or unfurnished, of built property. The sixth item of the same article covers property management. Short-term rental run for a third party therefore ticks two of nine boxes.

What that imposes on the provider:

ObligationWhat it covers
Professional cardissued with the wording matching the activity carried out
Financial guaranteeit covers repayment of funds deposited and can be waived by anyone declaring they receive no money
Written mandatethe agreement must be written and set out how funds are handed over
Nothing paid upfrontnothing is owed before one of the covered operations has actually been concluded

The law provides six months of imprisonment and a 7,500 euro fine for operating without the professional card, and for using the estate agent title without the right to it. Two questions place any provider: do you collect money on my behalf, and if so, under which card number. A vague answer to the first makes the second compulsory.

The platform's automatic payout split does not settle the question. It moves part of your payout to a paid co-host without routing money through a third-party account. That is a different arrangement from collection, with different invoicing consequences.

What the definition costs

Before any provider takes a cut, the platform has already taken its own. Two host fee structures coexist. Under the shared structure, most hosts pay 3 %. Under the single fee structure, most pay 15.5 %, with others generally between 14 and 16 %.

That figure changes how a management quote reads, because the advertised percentage applies to a base that has already shrunk. The full calculation and the items billed on top of the rate are covered in a separate article on management fees. The short rule: a rate without its base means nothing.

The questions that separate two quotes

  1. Have the five families listed one by one, with included or out of scope written next to each.
  2. Ask which permission level will be requested on the account, then why that level rather than another.
  3. Ask about collection. If the provider collects on your behalf, ask for the professional card number and the financial guarantee.
  4. Check that the mandate is written and states how funds are handed over. A verbal agreement on that point is worth nothing.
  5. Have the covered hours for messaging written down. It is the family most often sold without any hours attached.

Split the work instead of delegating the block

Nothing obliges you to hand all five families to one provider. Cleaning is local, and so is maintenance. Guest messaging is the only family that depends on neither place nor hour, so it is the only one that can be handled differently. It is also the one that weighs most on the communication rating and on the management agreement when it is not described there.

Three ways to cover messaging
  • CopiloteSentioo drafts the reply from the facts of your home, you review before it goes out.
  • HybrideQuestions with a stable answer go out alone, anything involving a cost or a decision comes back to you.
  • AutopiloteSentioo answers directly. A request outside the covered ground comes back to you.
What the word leaves out
No legal status is called property management
The phrase is commercial. It says nothing about the provider's obligations or its perimeter.
The platform knows only the co-host
It is the single documented delegation feature. A company working on your account sits in it.
The permission outranks the quote
What a provider can do without you is decided in a setting, not in a contract.
Five families, never all delivered
Cleaning, arrivals, messaging, maintenance, listing. The empty box defines the offer better than the brochure.
Collecting money flips the regime
Marketing and collecting for someone else is a regulated activity in France. Cleaning and key handover are not.
The card carries a wording
It matches the activity carried out. Asking which one is a precise question, not a sign of distrust.
The financial guarantee is declared
Anyone declaring they receive no money can be exempted. That declaration can be checked.
The mandate must be written
The agreement sets out how funds are handed over. A missing mandate is a weakness for both sides.
Nothing is owed upfront
No sum is due before the covered operation has actually been concluded.
Six months and 7,500 euros
That is the penalty for operating without the card and for using the title without the right to it.
A payout split is not collection
It redirects part of the payout with no third-party account. The accounting treatment differs.
Platform fees come first
3 % under the shared structure, 15.5 % under the single fee for most hosts. The base has already shrunk.
Messaging is the family without hours
It arrives when it arrives. The only one that cannot be scheduled and the first to fall out of a perimeter.
The perimeter can be split
Local cleaning plus messaging handled another way is a common arrangement, rarely offered unprompted.

Frequently asked questions

What is Airbnb property management?

It is a company that takes over all or part of running a short-term rental on the owner's behalf. The phrase does not match any legal status or any role defined by the platform. On Airbnb, a management company appears under the only role the site knows: the co-host. Its real perimeter is written in its contract, not in its name.

What is the difference between a management company and a co-host?

The co-host is an Airbnb feature: someone invited onto a listing to help run it, with a permission level chosen by the listing owner. A management company is a business. It usually works through that feature, but it sells a much wider set of tasks than the permission covers, especially cleaning and on-site work.

Does an Airbnb management company need a professional licence?

It depends on what it does. In France, the law of 2 January 1970 covers anyone who habitually assists with the rental, seasonal or not, furnished or not, of property belonging to others, and with property management. A company that markets the home and collects money on your behalf falls inside that scope. Cleaning and key handover alone do not.

What happens to a company operating without that licence in France?

The law provides six months of imprisonment and a 7,500 euro fine for carrying out the covered operations without holding the professional card, and the same penalty for using the estate agent title without the right to it. The owner carries the other half of the risk, since an irregular mandate can be challenged.
